Tessa specialises in non-contentious Commercial Property law. She has experience across a broad range of matters, including landlord and tenant work, acquisitions and disposals of commercial property, and acts for lenders in funding the acquisition of commercial property.

Tessa began her legal career at a boutique firm in the City of London, where she developed a strong foundation in commercial property. She then spent several years at a prominent Kent based law firm, further honing her expertise, before joining Warners in 2025.

Experience / Recent Work

Tessa acts for both corporate and individual clients on a wide variety of commercial property matters involving office, retail, industrial, and warehouse premises. Her recent work includes:

  • Advising landlords and tenants on all aspects of commercial lease negotiations, renewals, assignments, and surrenders.
  • Handling the acquisition and disposal of freehold and leasehold commercial properties, including portfolio transactions and sales/purchases at auction.
  • Assisting with the property elements of corporate transactions, including business sales, mergers, and acquisitions.
  • Acting for lenders and borrowers in connection with secured lending and real estate finance.
  • Drafting and negotiating conditional contracts and overage agreements.

Tessa is known for her pragmatic approach and commitment to delivering commercially sound advice tailored to her clients’ business needs.

Tessa has restored my faith

Tessa worked a minor miracle to get some property transfers done in a short time despite a number of obstacles in the form of different organisations who all needed to be informed and give "consent" to various factors, some of these groups being notorious for their tardiness.
